Information about moving out of your house

Below you will find all kinds of information associated with moving house.

Term of notice
The term of notice applicable is one month, but of course you can give notice earlier. In fact we prefer early notice, because it makes it easier to plan the inspection. The rent can be terminated on any working day of the month, provided that it is one month in advance. If, for instance, you want to rent your accommodation until 4 June, the termination of the rent must be known to us and at our office on May 4 at the latest. In that case you will only pay rent until June 4. If you like, you can spend part of the summer in Middelburg, because the latest possible date of renting the accommodation is August 1.
Cancellation of the rent must be known to us and at our office on June 1, but we would like to have it earlier.

Procedure of ending your rentagreement
Please see below this page for the form "ending your rentagreement". Print it after completion, sign it and then send it to Woongoed Middelburg, Antwoordnummer 201, 4330 VB Middelburg. Postage is not required.
You can also come to our office at 235 Buitenruststraat.

Confirmation and agreement
We will always confirm the receipt of your cancellation in writing. In that letter of confirmation you will find a date and a time for the final inspection. If this is inconvenient for you, please call us to make a different appointment, for if the inspector will find you to be out at the agreed time, we will charge you € 15,-.

Final inspection
At the final inspection the inspector will show you how we expect you to surrender the accommodation to us in good condition. In brief this means that all the things mentioned in the inventory must be present, that all rooms must be empty and, finally, that everything is undamaged and clean.
To prevent misunderstandings, here is a short explanation. This is general information and it does not always apply to all student accommodation. The accommodation at the Bagijnhof and environs, for instance, doesn’t have a kitchen and/or bathroom of its own. But the procedure is the same for all accommodation.
If Woongoed should have to carry out work, we will charge the amounts mentioned (amounts are an indication):

Shower drain: removing hair and soap residues € 20,-
Washbasin and mirror: cleaning and removing (calcareous) stains € 20,-
Toilet and seat: cleaning inside and outside € 20,-
Kitchen What to do? Costs
Kitchen cabinets: emptying, cleaning inside and outside € 30,-
Work top / hot plates: cleaning, removing all greasy spots and leavings € 30,-
Sink: cleaning and emptying the drain € 20,-
Fridge: emptying and cleaning inside and outside € 30,-
Miscellaneous What to do? Costs
Mattress cover: removing from the mattres and delevering separately € 5,-
Mattress: replacing when damaged or too filthy € 100,-
Doors (each): removing stickers, etc. € 60,-
Balcony: emptying and cleaning € 30,-
Paintwork indoors: painted with a smooth surface coat and undamaged € 100,-
Walls: removing nails and screws, filling up holes € 60,-
Smoke detector: functioning and undamaged € 100,-
CV top up-set: present and undamaged € 15,-
Lamps belonging to renant: removing and fitting connectors € 60,-
Keys (each): present in confirmity with the inventory € 25,-

During the first inspection the inspector will draw up a report, stating if anything is still to be cleaned, repaired or sometimes even replaced. He will also state how much it will cost if Woongoed Middelburg should have to carry out the work involved. Both the tenant and Woongoed will sign this report. At the end of the first inspection the inspector will make an appointment with you for the final inspection and for handing in the keys.

Taking over goods
Only moveable things can be taken over by the next tenant. But in most cases the new tenant will not be known yet, since he/she will only arrive in Middelburg at the beginning of the new academic year.
Sometimes the inspector may agree with you that some of your things can be left in the accommodation, provided that these things are in good condition and could be practical for the next tenant. But you will not receive payment for them.

Final inspection
You will have time until the end of the tenancy period to carry out the work. During the final inspection the inspector will check if the agreements have been kept and he will draw up the final report. If the inspector should discover new damages at the final inspection, you will get another four days to take care of this. During that period you will pay the rent as usual. Finally, the inspector will accept your keys.

Final invoice, deposit
After the final inspection we will draw up the balance sheet. We will check if too much or not enough rent has been paid, if damages have been established at the final inspection and if a deposit has been paid. You will receive the final settlement within four weeks after the final date of the tenancy agreement.
Students from abroad will be offered the opportunity to settle the final invoice at our office, right after handing in the keys at the final inspection.

Discontinuing the payment of the rent
Have you authorized us to debit the rent automatically from your account? Then we will see to it that this authorization will be cancelled as soon as the tenancy agreement has ended. There is nothing you have to do for this.
Have you given your bank an authorization to debit the rent automatically from your account? In that case you have to ask your bank to stop this withdrawal from your account.
